When our team evaluates the value of an MM2 unique, we consider several factors.
Demand is the biggest factor. Uniques with high demand are more likely to receive overpays, since there's a larger pool of players who want them. A low demand unique on the other hand is often traded for less than it's actually worth, since there's a smaller pool of players who want it, making the unique harder to trade.
Rarity is another major factor. Older uniques and uniques that are no longer obtainable generally become more valuable over time due to their limited supply, and as a result receive better offers. Rare uniques also tend to be held by more experienced traders and collectors, making them much harder to get for cheap.
Trends also play an important role. Sometimes when one unique starts performing well, other uniques with similar characteristics follow suit. When players miss an opportunity with one unique, they often look for similar uniques in the hope that they'll perform well too.
Trading activity is the most important factor since it's the culmination of demand, rarity, and trends. When those factors come together, they influence the offers a unique receives. If a unique keeps getting good trades, its value goes up. If players keep accepting less than its set value, it goes down.
